We guide you through the process pointing out all the factors associated with value. If you want to do a little research before you call us, follow the steps below. These are clues not definitive data points:
First, see what the tax assessor thinks - Don't worry if you vehemently disagree with their value. They tend to lag behind the market a bit and are not too detailed. Pay attention to the valuation of the land vs the building. We like to see lots of value in your location (land).
Second, try an Automated Valuation Model (AVM). Call us and we'll send you one. These are the calculators you see that calculate value based on available public data. Don't get your nose out of joint if this number is off. The computer algorithms are based on public data only. There is no great subjective evaluation going on here. If the public data is accurate, they can be pretty good. If the data is not accurate, neither is the "guesstimate".
Third, look at homes that have sold in your neighborhood. Call us and we'll send you a list. Careful to find out the real trade price. Sometimes concessions hide in the form of contributions from the seller and those effect actual value. Translating price per square foot to your property can be another helpful clue as long as you take into account condition, architectural style, and location.
Finally, put your buyer's hat on. Go out and see what is on the market. If you were a buyer, would you buy your house over the one for sale? What would the price difference be? CAUTION: Seller's can ask whatever they want. Only use sold property for comparables. You're only getting a feel for the market. Are they in the slot ... or did they miss the mark. Do not confuse checking out the market with an equity evaluation of your property.
